WHAT IS AN ASBESTOS MANAGEMENT SURVEY?

An Asbestos Management Survey is a thorough inspection. It aims to find and evaluate any asbestos-containing materials which accessible in a building. The survey is non-destructive and covers all accessible areas within the property. 

The main goal of an Asbestos Management Survey is to check for asbestos-containing materials (ACMs). We assess these materials to ensure they do not pose a health risk to people in the building.

During the survey, our asbestos surveyors will conduct a thorough examination of the property. This involves collecting asbestos samples from any suspected materials.

We do this to determine what type of asbestos material is present. They also identify the type of asbestos fibers in the product. The team then uses this information to produce the asbestos material risk assessment.

A legal duty exists to manage the asbestos within any building constructed before the end of 1999. The Asbestos Management Survey is an integral part of the Asbestos Management Plan (AMP) for any property.

The first step in managing asbestos is knowing if it is present. The Asbestos Management Survey answers this question in the form of a complete report. The survey locates and assesses asbestos to form the risk assessment for the property. The risk assessment allows workers to carry out tasks to remove or seal the asbestos in situ.

How are asbestos management surveys conducted?

Management surveys are non-destructive, generally involving only minor and discreet sampling points within a property. The survey will check beneath carpets and behind wall paper to sampling any suspect materials. It will not however include for any intrusive works.

During the management survey, areas that occupants may reasonably access, such as behind service panels, hatches or above suspended ceiling tiles, are inspected, provided they can be accessed without causing damage. The survey encompasses all accessible locations within a building, including roof and floor voids, ensuring any suspect accessible areas are inspected. 

These surveys do not aim to uncover asbestos hidden behind permanent structural elements or boxings; a more invasive survey would be needed for such purposes.
